Toward that end, please take a minute to note the following important information for you closing.
Each individual who is an owner of the property and each individual who will be a borrower on the new loan.
Homeowner's Insurance Policy:
For a Purchase: You should bring a current homeowner's insurance policy covering the property for one year from the date of closing along with a paid receipt or an invoice for the premium that we can collect at closing. Generally, your lender will require a minimum dwelling coverage of an amount equal to the loan amount, or if less than the loan amount, with guaranteed replacement coverage.
For a Refinance: Typically, your new lender will require between 3 to 6 months of coverage remaining on your policy. If your policy coverage period remaining is less, we may need to renew your policy for a full year at closing.
For purchases and refinances, please let us know the name of your insurance agent as soon as possible so that we can ensure that your policy meets your lender's requirements.
